I was talking to a friend recently, who had just bought her first home in a different area to the one I service. Great excitement to move in, only to find out that they had NO HOT WATER. Talk about a cold shower moment!
Anyway, after a few days of having to shower elsewhere, the problem was diagnosed and it turns out that they had to replace the water heater. Not the best news when you have just shelled out all your cash to close escrow! If there had been a home warranty in place, they wouldn't be out of pocket.
A great option is to ask for a home warranty with sellers coverage. It costs very little extra. In this example, if the water heater had gone out during the escrow period, prior to the close of escrow, the home warranty would have covered the water heater at that time too.
So moral of the story? Don't try to cut costs by passing on the home warranty! For around $500 or less, depending on what you want covered, save yourself the hassle of a major appliance or home system failure in the first year, and the costs of replacing or repairing it!
